    How are property taxes calculated in Williamson County?

    Each taxing unit that covers a property (the county, a school district, often a city, and sometimes an emergency services district or a municipal utility district) sets a rate per $100 of taxable value. Your bill is the sum of each unit's rate times your taxable value for that unit. For tax year 2025, Williamson County's rate is $0.4138 per $100, school district rates range from $0.861 to $1.2389, and city rates range from $0.1511 to $0.84.

    What is a MUD, and how much does it add?

    A municipal utility district (MUD) is a special district that typically finances water, sewer and drainage for a new community and repays that debt through its own property tax. Williamson County has 75 MUDs with a 2025 tax rate. Their rates range from $0.09 to $1 per $100, with a median of $0.682. On a $600,000 home, a $0.682 MUD rate adds about $4,092 a year.

    What is a PID, and is it included here?

    A public improvement district (PID) pays for community infrastructure through an annual assessment rather than a tax rate, so it does not appear in the state tax rate data this estimator uses. If a property is in a PID, the assessment is listed in the seller or builder disclosures and on the tax bill. Ask for it before you write an offer.

    How does the homestead exemption change my taxes?

    If the home is your primary residence, Texas school districts must exempt $140,000 of its value from school taxes, and counties that levy a farm-to-market or flood control tax (Williamson does) exempt $3,000 of value from that portion. Other taxing units may offer an optional exemption of up to 20 percent, and there are additional exemptions for homeowners 65 or older, disabled homeowners and qualifying veterans. You apply with the appraisal district after you close.

    Why can taxes on a new build look low the first year?

    A home is appraised as of January 1. A house finished during the year is often appraised that year as a partially built home or as land only, so the first tax bill can be far lower than what the finished home will owe the next year. Estimate taxes on the full purchase price when you plan your budget.

    How do I find the exact taxing units for a specific address?

    Search the address on the Williamson Central Appraisal District site or the Travis Central Appraisal District site. The property record lists every taxing unit (including any MUD, ESD or PID) and the exemptions on file.
