Hutto and Williamson County approved incentives for a proposed Blue Origin facility with up to 2,000 jobs. Here is what is confirmed, and what it means nearby.
On August 20, the Williamson County Commissioners Court unanimously approved an economic development agreement for a proposed Blue Origin facility in Hutto. The project, described as roughly $650 million to $674 million in investment and up to 2,000 jobs, would be one of the largest private commitments the county has seen.
It is also not a done deal. Here is what has been approved, what is still pending, and what it could mean for Hutto, Round Rock and the rest of eastern Williamson County.
What was approved, and by whom
The county vote followed matching approvals in Hutto. Earlier in August, the Hutto City Council and the Hutto Economic Development Corporation approved performance and incentive agreements for a project code-named “Project Blue Hub” in a joint meeting, according to Trade and Industry Development.
The county’s agreement is a Chapter 381 tax-incentive agreement, the Taylor Press reported. Community Impact reported that it mirrors the incentives approved by the Hutto EDC.
What the incentives are worth has not been made public. The dollar amounts and terms remain undisclosed while the deal is negotiated, and Texas law allows cities to withhold information on pending economic development deals during that period.
County Judge Steven Snell called it “one of the largest economic investments in our county ever,” per Community Impact.
The project, as reported
Reporting on the size and timing varies a little depending on the stage and the source, so here are the figures as each outlet stated them:
- Investment: $674 million, per Community Impact and the Taylor Press. Earlier coverage of the city approval and the Williamson County Sun describe it as about $650 million, with the Sun putting that over the next decade.
- Jobs: up to 2,000 jobs within 10 years, per Community Impact. Trade and Industry Development reported more than 2,000 jobs over five years at the time of the city vote.
- Pay: an average salary of about $88,000, per the Taylor Press and Trade and Industry Development.
- Size: roughly one million square feet of industrial research space, per Community Impact and the Sun. The Taylor Press and earlier Bisnow coverage put it at 1.3 million square feet.
- Uses: research, development, inspection, testing and manufacturing for aeronautics and defense, per the Taylor Press.
The site is on Innovation Boulevard in the Hutto Crossing industrial park, according to Community Impact. The Taylor Press describes it as an infill site with access to U.S. 79. If it is built, Community Impact and the Taylor Press both report it would become Hutto’s largest employer.
What still has to happen
Two big steps remain. The state still has to approve its part of the deal, and Blue Origin still has to commit to the site, Community Impact reported. Hutto is the only Texas site under consideration.
The company has been careful in public. At the time of the city vote, a Blue Origin representative said the potential project remained under negotiation and declined further comment, per Trade and Industry Development. The project first surfaced in May, when Bisnow reported that the Austin Business Journal had confirmed Blue Origin’s involvement through sources. As of this writing, we have not seen a public announcement from Blue Origin or the state confirming the site.
That matters for anyone making a housing decision around this news. Local incentive approvals are a strong signal of intent, not a groundbreaking date. No construction start or opening date has been reported.
Commitments beyond the building
The agreements include education and workforce pieces. Blue Origin committed to working with Hutto ISD on paid high school internships and on Career and Technical Education development, according to Community Impact. The Taylor Press also reported planned workforce partnerships with Texas State Technical College and Temple College, plus teacher support.
Commissioner Russ Boles said the company would provide “good jobs” and be “good community members,” per the Taylor Press.
What it could mean for nearby areas
A facility of this scale, if it is built, would add a large new employment center on the east side of Williamson County rather than in central Austin. That shifts the commute map. Homes in Hutto, Round Rock and Pflugerville are the areas on our site closest to it.
It is too early to say what any of this does to home prices, and we would not predict it. Hiring would be phased over years, and the reported timelines run from five to ten years. A more useful way to think about it:
- If you are buying, look at commute routes to the Hutto Crossing area alongside your other daily trips, and watch for road and utility projects tied to the site.
- If you are selling, today’s market conditions matter far more than a facility that has not broken ground. Price to current data, not headlines.
- If you own land or are building, keep an eye on Hutto and Williamson County agendas for follow-up items such as site plans, infrastructure agreements or the state’s decision.
For current conditions, our Round Rock market report tracks closings, prices and days on market for the city next door to Hutto, updated from MLS data.
If you are weighing options farther north along the county’s growth corridors, the Georgetown market report covers the same measures there.
The bottom line
Hutto and Williamson County have both said yes. The state and Blue Origin have not finished their part. Until they do, treat this as a significant possibility for eastern Williamson County, not a certainty, and make housing decisions on what the market is doing now.
